Record Associates have just completed a Condition Survey of the exterior elements of Radbrook Hall which sits at the heart of the former Radbrook College site which is being converted by Floreat Homes into high quality apartments.
The condition of the external elements was a concern to Floreat Homes, so Record Associates were engaged to undertake a condition survey of the external brickwork and decorative stonework, rainwater goods and joinery so a specification and schedule of repairs could be produced for pricing by the building contractor as part of the tender process.
The survey involved undertaking a high level inspection using 21m high cherry picker, which was a similar approach to the Roof Condition Survey we undertook of the Calendar House at Boreaton Park.
As a firm of Chartered Building Surveyors and Project Managers, such information is vitally important to determine the scope of the repairs and the associated costs up front as opposed to finding issues down stream and then having to agree variations, as the works proceed, at high cost with inevitable delays to programme.
Very sensible and an approach we would always advocate.
