All buildings undergo refurbishment and redevelopment during their lifespan. This may be as a result of changing user requirements or simply deterioration or backlog maintenance. One of the keys to success is the appointment of the right architects married with the preparation of a technically competent design and specification where the works are both fully detailed and clear & unambiguous so as to maximise one’s chances of completing the works within budget, on programme and to the clients expectations.
That though is only part of the story as getting best value for money is an absolute requirement in the current economic environment. Therefore the need to occupy space effectively and efficiently, invest capital where the greatest value is derived and procure works and services in the most cost effective manner has never been more important. This requires careful planning and will often involve targeted interviews, workshops, development of block plans, generic layouts, mock-ups and eventually final plans. At all times this needs to be checked and monitored against costs to ensure that your aspirations are affordable. An unaffordable design is like a chocolate fire guard!.

Record Associates are familiar with all the ingredients for the delivery of a successful project and can prepare designs and specifications across a broad spectrum of work, and for various types of clients as well as engaging architects and engineers for more complex requirements. This can be undertaken as a ‘turn key’ arrangement where we offer the full suite of services or we can simply act as the client agent / project manager and help facilitate their appointment using our knowledge and insight of architects and engineering practices.

We can arrange for the preparation and submission of plans together with the appropriate forms to the Local Planning and Building Control Authority and we can negotiate with them as necessary during the course of the application and see the matter through to the Authorities decisions.
We cover a broad geographic area which includes Mid Wales, the East Midlands and West Midlands and all the major centres including Welshpool, Shrewsbury, Chester, Telford, Wolverhampton, Birmingham, Coventry, Nottingham, Derby and Leicester – though we have taken on larger commissions from further afield.
