Development Monitoring

Development Monitoring

Successful development monitoring, due diligence and assurance relies on experienced Chartered Surveyors who have a broad knowledge of legal, technical and financial issues surrounding a transaction including development agreements, construction contracts, warranties, roles and responsibilities, professional appointments, procurement, design, construction, town planning, valuation and cashflow monitoring coupled with a collaborative approach so that the nature of the transaction is first understood and the very best outcomes are achieved.

We have many years of experience of development monitoring on behalf of banks, funds, owners and occupiers including retail warehousing, industrial units, offices, leisure centres, schools and health centres. Our objective is to ensure a development meets the clients expectations in terms of the cost, quality and programme requirements set out in the respective legal agreements but it also includes first setting robust benchmarks against which the development can be measured, advising on risks, and if necessary proactively tackling any issues which arise.

Thankyou for the Schedule of Condition you produced which was extremely comprehensive, well laid out and flagged more issues than we were aware. It will certainly protect us from having to address these issues ourselves at lease termination!

We were particularly pleased with your advice on the fit out of the space and how the layout should be changed to suit the growing needs of our business, provide better space utilisation, ventilation and natural light.

Julian Smout | Managing Director, Verve Graphic Design and Marketing TESTIMONIALS

Record Associates were engaged as project manager to support the redevelopment of an old industrial premises which we recently acquired to support our growing business. Julian worked closely with me and our delivery team to understand our space and engineering requirements so the works delivered best value for money and crucially were undertaken within our tight programme. A number of enabling works packages were agreed to progress the works whilst design was underway. We also had to deal with some tricky decisions regarding how much to spend on repairs to the old building. Julian’s knowledge and experience on all aspect was invaluable and helped remove large elements of risk and ultimately provided us with better value for money.
