We were instructed to provide a comprehensive suite of services including a Building Survey, Valuation and Cost Advice prior to the acquisition of this traditional 18th century lakeland farmhouse.  The property is split into two separate properties comprising a four bedroom farmhouse (pictured) and a two bedroom cottage.  A detached stone barn with planning permission for conversion into ancillary accommodation is also provided within the grounds.

Our services included the provision of :-

  • A full building survey;
  • Cost Advice for the:
    • Remedial works identified;
    • Modernisation of the property as a single dwelling;
    • Conversion of the barn;
  • Valuation advice including:-
    • Value as a 6 bed, modernised property;
    • Value as two separate, modernised properties;
    • Value incorporating the converted barn.

Our appointment culminated in the preparation of a detailed report with an executive summary highlighting the key issues identified by the building survey together with annexes providing our advice on the costs for the works proposed and valuations including the comparable evidence compiled to support our conclusions.

Our client was delighted with our report and we received this commendation.

“ Julian, I wanted to write to let you know how impressed I was with this report. In short it is comprehensive, well written and easy to understand and extremely professional. It answers all of our questions. I am personally very grateful for your time and energy in putting this together.  Yours gratefully ”
