Services: Construction Project Management
Client: Pathway Intermediates
Record Associates were appointed by Pathway Intermediates to provide Construction Project Management services for the redevelopment of a dilapidated 50,000 sq.ft industrial unit which was acquired to support the business’ expansion.
The premises had been used to build armoured vehicles and was in a poor state of repair having been derelict for several years so the works entailed the refurbishment of the roof and roof lights, grid blasting of the steelwork to remove heavy oil deposits, asbestos removal, demolition of old ancillary accommodation, stripping out and installation of new services, new epoxy flooring to provide a clean, sanitary environment, new toilets and changing accommodation as well as the reconfiguration of the 8,000sq.ft offices to provide modern office space.
Our construction project management role involved procuring the design team to support the project, selection of various directly appointed contractors to undertake various enabling works, de-risk the project and provide best value for money prior to the engagement of a main contractor to undertake the main build.
We worked closely with the client and design team to identify the most cost effective solutions to some of the issues being faced which adds to our philosophy that value is created on the drawing board.
“Record Associates were engaged as project manager to support the redevelopment of an old industrial premises which we recently acquired to support our growing business. Julian worked closely with me and our delivery team to understand our space and engineering requirements so the works delivered best value for money and crucially were undertaken within our tight programme. A number of enabling works packages were agreed to progress the works whilst design was underway. We also had to deal with some tricky decisions regarding how much to spend on repairs to the old building. Julian’s knowledge and experience on all aspect was invaluable and helped remove large elements of risk and ultimately provided us with better value for money.” Edward Youngman, Chief Operating Officer, Pathway Intermediates Limited.
“We are delighted to worked with Pathway Intermediates and help them on the next stage of their exciting journey. This adds to the portfolio of commercial projects we have worked on which include a new production facility for Wye Valley Brewery and a new visitor’s centre and education hub for Staffordshire Wildlife Trust” says Julian Record who was the Project Manager for Pathway Intermediates.
The works were completed in May 2019 on programme and within their £750,000 budget.
